When You Need a Gas Inspection
You should get a gas safety inspection when buying a property with gas appliances (include it in your pre-purchase building inspection), if you suspect a gas leak (call 111 first if you smell gas), if your gas appliances have not been serviced in over two years, if you notice yellow or orange flames instead of blue on gas burners, if you smell gas near appliances even when they are off, before reletting a rental property with gas appliances, and after any earthquake above magnitude 5.0 that may have damaged gas pipes.
What a Gas Safety Inspection Covers
A comprehensive gas safety inspection includes testing all gas pipework for leaks using a pressure test, checking gas pressure at each appliance, inspecting all gas appliances for correct operation, checking flues and venting for blockages and correct termination, verifying adequate ventilation for gas appliances, checking that all connections comply with NZS 5261, and inspecting gas meters, regulators, and isolation valves. The gasfitter will provide a written report identifying any safety issues.

While New Zealand does not currently have a mandatory gas safety check for rental properties (unlike the UK), landlords have a legal duty under the Residential Tenancies Act to maintain rental properties in a reasonable state, including gas appliances.
